  • the sale and purchase of residential properties (both leasehold and freehold),
  • re-mortgaging your property,
  • transferring equity, and
  • extending the term of your lease.

I also have experience advising freeholders, residents' management companies, RTM (Right To Manage) companies and managing agents on all aspects of their interactions with leaseholders including:

  • the preparation of service charge budgets and the valid issue of service charge and ground rent demands,
  • the efficient collection of service charge and ground rent arrears,
  • the issue of Section 20B Notices (in accordance with the "18 month rule"),
  • the Section 20 (Major Works) consultation process, and
  • enforcement of estate rent charges against freehold houses in an estate.

I work closely with our enfranchisement lawyers to offer statutory lease extensions under Section 42 of the Leasehold Reform, Housing and Urban Development Act 1993, and with leaseholders looking to enfranchise by purchasing a share in their freehold.  My work has seen me issue many claims at the County Court and the First-tier Tribunal (Property Chamber) to secure County Court Judgments and Tribunal Decisions in advance of potential forfeiture/possession action or obtaining Charging Orders on behalf of freeholders, RTM Companies and residents' management companies.

I am always happy to advise non-professional share of freehold owners and directors of freehold companies on their legal responsibilities in relation to the organisation of the management and maintenance of their building - whether it is a four flat Victorian conversion or a 300 unit block.
