I am an experienced property solicitor, specialising in the legal issues concerning leasehold flats and houses, typically located in and around the London and South East area.

For historic reasons, the ownership of individual flats is governed by long leases created out of the freehold. The work that I undertake includes the acquisition and disposal of Freeholds, Lease Extensions, Right to Manage / Enfranchisement and other issues concerning leasehold flats and houses. For those interested in such things, the law covering this area is The Leasehold Reform Housing and Urban Development Act 1993.

I am someone with a commercial and “can-do” approach to my work. I represent my clients forcibly, but with the knowledge that they would rather see a deal done rather than stall because of petty legal point scoring.

Recent Successes

  • Acting on collective enfranchisement matters whereby the leaseholders acquire the freehold and subsequently grant themselves long leases on 999-year terms
  • Acting on lease extensions for both landlord and tenant pursuant to the statutory provisions set out in the Leasehold Reform, Housing and Urban Development Act 1993 as well as lease extensions negotiated outside the provisions of this legislation whereby the landlord is seeking to reserve a ground rent
  • Acting for a developer client by setting up a Commonhold and subsequently dealing with the disposal of those units
  • Acting for landlords and tenants in the disposal and acquisition of land pursuant to the Landlord and Tenant Act 1987
  • Advising on Right to Manage

What My Clients Say About Me

"Jolanda's work for us was exceptional. She was brought in very late in the process (house purchase) and was punctilious throughout. She got up to speed very quickly and was superb at resolving the myriad knotty problems that by then had more or less convinced my wife and daughter (who was buying her first flat) that ultimately it would be unwise to go through with the purchase. She was extremely prompt and thorough in her communications with (sometimes the three of) us. In her communications with other relevant parties she gave a classic demonstration (to us and the other parties involved, no doubt) of a solicitor's putting the interests of her client first and straining her utmost to ensure these interests were furthered as much as possible in the situation. She was successful in this; we are very grateful." - Mr & Mrs H (Aug 2017)
